Irish Rental Availability Hits Lowest February Level in Two Decades

(MENAFN) Ireland’s rental market is facing a severe shortage, with the number of homes available to rent falling to the lowest February level in at least 20 years, while rents continued their upward climb, according to the latest "2025 Q4 Rental Report" from property platform Daft.ie.

The report revealed that on Feb. 1, only 1,777 homes were listed nationwide, marking a 22% decline from the same date in 2024 and the lowest total since the data series began in 2006. This number is significantly below the previous low recorded in 2023 and represents less than half the typical rental supply seen in the mid-2010s.

Rental inflation also intensified. “Market rents nationally increased 4.4% in 2025, up from a 3.6% rise in 2024,” the Daft.ie report noted. While growth has eased compared with the pandemic-era surges, rents remain far above historical norms—34% higher than pre-COVID levels and nearly 80% above a decade ago, according to the report authored by economics professor Ronan Lyons.

Regionally, the shortage was most pronounced in Dublin, where only about 859 homes were available—a 29% year-on-year drop and the lowest February figure on record. As availability tightened, rents in the capital rose approximately 3% over the year, with room rents climbing nearly 5%.

Other urban centers saw even sharper contractions. Rental listings in Cork, Galway, Limerick, and Waterford were roughly 70% below 2015-2019 averages, while rural areas, including Connacht-Ulster, experienced even steeper declines.

The report also highlighted cost trends, noting that the average monthly rent for a two-bedroom apartment across Ireland in Q4 2025 reached €2,086 ($2,457).
